I see in a few places online, what I believe are versions of this tune, but I'm not sure if they're quite accurate to the song being sung.
Are there regional differences in how it might be rendered?

The first link you have there is at least the correct song.
The first verse as written there is almost the same as the first verse in the video.
Then I don't think the other verses are as in your video.

I am afraid I cannot give you the correct lyrics, though, as this is far too difficult for me.

I think also that the correct name for the song should be:
Ar an mbaile atá láimh leis siúd
meaning "in the town that is next to that other one"
